What you can do with a listing photo
- Stage an empty or half-empty room in the style buyers expect: Scandinavian, warm minimal, Japandi, mid-century, coastal or modern farmhouse.
- Declutter a lived-in room: remove personal items, boxes and mess, and keep the furniture you want.
- Switch to twilight: turn a daytime exterior into blue hour with the lights on. More on virtual twilight.
- Make a custom edit: describe a furniture or décor change in your own words, or draw a box around one area and say what it should become. Only that area changes.
How it works
- Upload the photoShoot it the way you always do. JPG, PNG, WebP or HEIC, up to 20 MB.
- Choose the editPick a style or describe the buyer. The assistant offers a few options to tap, or you can type what you want.
- Check the resultThe staged photo keeps the room’s shape, camera angle and proportions, so the before and after line up. Ask for changes in the same chat.
- Download the disclosure packA labelled photo, a before-and-after pair, a public page with the original, and text for your listing remarks.
What it won’t change
Virtual staging is fine because buyers can tell what’s real. Renderlii only adds, removes or changes furniture and décor. Requests to change walls, windows, floors or the view, or to hide defects such as cracks or water stains, are blocked, because they could mislead buyers.
Staged furniture and décor are illustrations and don’t come with the property. The label and the disclosure text say so.
The disclosure pack
- A labelled photo: “Virtually staged”, “Image modifiée virtuellement” or both, printed on the image with a short link to the original. Twilight and decluttered photos get their own wording, such as “Digitally altered · Twilight”.
- The original, kept and linked: a public page shows the unedited photo next to the edited one, for as long as you keep the project.
- A before-and-after pair for your own marketing.
- Text for your listing remarks, with templates for REALTOR.ca, Centris, TRREB, California (CRMLS), Wisconsin (Metro MLS) and general US use.
Rules differ by board and by state, and they keep changing. Read the disclosure rules guide, and confirm the wording with your broker of record.
For teams and brokerages
The Team plan gives 5 people one shared pool of 200 photos a month, puts your brokerage’s logo on every label, and shows who used what. Larger brokerages can book a demo.
What it costs
Each photo edit uses one credit. The Agent plan is US$29 or CA$39 a month for 40 photos, about US$0.73 a photo. A 10-photo pack is US$30 (CA$40) with no subscription, and the Team plan is US$99 (CA$135) a month. New accounts get 5 free renders with no credit card, and failed renders are refunded. Questions
How long does virtual staging take?
Usually under a minute per photo. If something isn’t right, say what to change in the same chat.
Can buyers see the original photo?
Yes. Every label carries a short link to a public page that shows the unedited photo next to the edited one.
Can it hide defects or change the view?
No. Edits to walls, windows, floors, views or visible defects are blocked in listing mode, because they could mislead buyers.
Does it work in French?
Yes. The app, the labels and the disclosure text all work in English and French, for Québec and bilingual listings.
Are my photos used to train AI?
No. Uploads and renders are never used to train models, and deleting a project deletes its files.
